If you want to know if a housing market crash is coming, Rick Sharga, Executive Vice President at ATTOM, a leading provider of nationwide property data, is the person to talk to. If you want to invest in real estate, you’re probably taking a safe, slow approach to building a rental property portfolio. As a real estate rookie, people tell you that the safest way to invest is to get good at one thing while keeping a distance from doing deals outside your comfort zone. While this type of advice isn’t wrong for everyone, it may miss the mark for some.

Investors like Marjorie Patton have found ways to dramatically diversify themselves in the world of real estate, without their losing shirts. Marjorie is the head of sales for a financial technology firm by day and a real estate investor, house hacker, flipper, and private money lender by night. With some rather unexpected renovation costs on her first property (and with no safety reserve), Marjorie was forced to learn real estate investing on the fly.

Fast forward to today, Marjorie has a seven-door portfolio in the expensive Denver, Colorado area. She’s grown quickly and has seen healthy profits, but has no need to quit her W2. Instead, she’s going to creatively parlay any deal that comes across her desk so she can build wealth while continuing to work somewhere she loves.

The words “ethical” and “wholesaling” are rarely used in the same sentence. For the most part, many real estate investors and agents look at wholesalers as deceptive, hard to read, and for the most part just looking to make a quick buck. While this may be true for many new wholesalers, it's far from the truth for Jamil Damji. If anything, Jamil wants to put an end to inexperienced, and often financially dangerous wholesaling.

You could say Jamil was made to be a wholesaler. He had hustle, cold calling skills, and the will to succeed after being rejected from medical school simply due to his age. He set up a website-building business and got the hang of cold-calling quite quickly. After overhearing a discussion about a real estate deal between his partner and his partner’s father, Jamil decided to take his sales skills and turn them into something a bit more profitable. It seems almost impractical that someone without much experience, money, or property can secure cash-flowing rentals without putting a dollar into the deal. Even more astounding, today’s guest Andre Haynes was paid a few thousand dollars to buy his first rental property. He shares his exact steps on how he did it on today’s show!

Forty real estate deals is a lot, especially for an experienced investor. How many people do you know that have done forty flips, wholesale deals, or own over forty rentals? Odds are, probably not many. So how does a nineteen-year-old do that many deals in only a year? Even better, how do they then take that experience and build a successful flipping business thousands of miles away from where they live? The answer might surprise you.

Dominique Gunderson is an anomaly in the best of ways. At fifteen years old she became privy to short sales, then at age seventeen, she left high school to start wholesaling full-time. Now, at age twenty-four, she runs a full-time flipping business based in New Orleans while she resides in her home state of California. She’s managing this entire out-of-state real estate investing venture strictly through her phone, laptop, and conversations with her contractors. Impressive, right?

But this level of speed and growth didn’t come without its tradeoffs. Dominique failed many, many times in her pursuit of passive income and real estate profits. She’s the first to admit that she wouldn’t trade a single failure for anything she has now, as they’ve been the stepping stones to her success. So if you want to stop sitting on the sidelines and start succeeding at record speed, you better prepare to fail, just like Dominique did.

Section 8 BRRRR investing seems like a niche within a niche. To start, you have your classic BRRRR strategy (buy, rehab, rent, refinance repeat), a method that many real estate investors have used to gain vast amounts of equity in short amounts of time. Then, on top of the BRRRR, you have section 8 rentals, which many investors stray away from. Both of these investment strategies can be thought of as “advanced” rental property investing methods, but combining them can almost automatically guarantee you phenomenal rent, for years (if not decades) to come.

One investor known for his expertise in both section 8 rentals and BRRRR investing is Dr. Joe Asamoah. Regularly, Dr. Joe may be the smartest person in the room and he really shines when speaking about the often forgotten benefits of section 8 rentals. While many investors simply think of D-class houses and D-class tenants when accepting section 8 vouchers, Dr. Joe disagrees.

His theory is simple—Find C or D-class properties in B-class neighborhoods, and rent to A-class section 8 tenants. The payoff? Very long-term tenants with guaranteed rent whose lives you can benefit directly. And Dr. Joe isn't just hypothesizing about this—he’s been doing this for decades and may be why he has tenants who have stayed with him for over twenty years, paying rent every month, on time.

Do you need to be rich to buy a rental property? Arguably, no. In reality, you don’t need a lot of experience, know-how, or cash on hand to buy your first income property. But, you need to at least be resourceful, take advantage of your opportunities, and have the tenacity to follow through on your goals. If you have all those qualities, you may be a great real estate investor, or maybe you’re today’s guest, Erika Brown.

Erika wasn’t raised by real estate investors. No, this was a skill she had to learn completely on her own. In fact, she learned the real estate sales skill without even knowing it! When Erika moved to a new neighborhood in the Atlanta, Georgia area, she was consistently convincing friends to buy properties around her home. She passed these leads along to a local real estate agent until she realized she was casually handing over six figures in commissions.

So, she went ahead and got her real estate license, and later turned a pocket listing into her first real estate investment. From there, she saw a profitable path laid out, all she needed was the partners, lending, and work to actualize it. Now, Erika is sitting on a sizable real estate portfolio, building purposeful and profitable businesses so she can employ members of her community and lead the wealth generation movement in her circle!
